Legal Requirements for Landlords
As of 1 June 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to:
- Ensure national standards for electrical safety are met (as per the 18th edition of the 'Wiring Regulations')
- Have electrical installations inspected and tested by a qualified person at least every 5 years
- Obtain a report (EICR) from the inspector
- Supply a copy of this report to tenants within 28 days of inspection
- Supply a copy to new tenants before they occupy the premises
- Complete any remedial work required by the report within 28 days
- Provide written confirmation of completed remedial work
These regulations apply to all private tenancies from 1 April 2021.
